Where is Bridgeland?
Bridgeland is a master-planned community in the Cypress area of unincorporated Harris County. Its developer places it about 30 miles northwest of downtown Houston. The community lies near U.S. 290 and the Grand Parkway (State Highway 99).
Who develops Bridgeland, and how big is it?
The Howard Hughes Corporation owns and develops Bridgeland through Bridgeland Development, LP. Howard Hughes says the community opened in 2006. The developer’s land materials describe an 11,400-acre community. A 2018 developer brochure projected about 20,000 homes at build-out.
The same brochure says Bridgeland is made up of four villages. It names Lakeland Village and Parkland Village. It also names Cypress Lake and the 140-acre Josey Lake. A 2012 Howard Hughes release counted about 1,300 occupied homes and about 4,000 residents at that time.
Which utility districts serve Bridgeland?
Water, sewer and drainage in Bridgeland are provided by municipal utility districts (MUDs) and water control and improvement districts (WCIDs). The Bridgeland Water Agency is a nonprofit that acts as a communication hub for these districts. It lists seven member MUDs:

Harris County MUD 419 is one example. It was created in 2005 and covers about 1,761 acres. It provides retail water, sanitary sewer and storm sewer service, garbage and recycling collection, recreational facilities and major roads.
Is Bridgeland inside a city?
No. MUD 419 states that its land lies within the City of Houston’s extraterritorial jurisdiction (ETJ), not inside city limits.
Which school districts serve Bridgeland?
Both the developer and MUD 419 name Cypress-Fairbanks ISD. The developer’s 2022 tax-rate sheet for Bridgeland also lists Waller ISD among its taxing units.
